The “BUZZ” about Bear Valley Ranch

“When I began looking for new property I looked at several multiple acre sites and Bear Valley Ranch, as well as other Triple Oaks properties, stood out. As I purchased before all the amenities were in place I really looked at your other properties to help make my decision. Underground utilities, great roads, and thoughtful lot division were evident in all your properties, and are in BVR as well. We love being out away from town. Last month in a matter of ten minutes I saw a flock of wild turkeys, two fawns, some black headed vultures, a jack rabbit, and a great blue heron. I enjoy driving my pony along the roads and on occasion across country just enjoying the wild life and being out in the country. I appreciate how you maintain the property - it was beautiful to begin with and you work very hard keeping it that way. Everyone who has visited has commented on the beauty of the entire property. If someone were looking for a retreat in the Hill Country I think BVR would meet all their requirements. We are certainly glad we bought and built here.

“We found the area to be quiet, the view to be spectacular, and the Triple Oaks partners to be easy to work with. The rules governing the development are reasonable and designed to keep the property in consonance with nature. The BVR layout is designed to enhance the living experience by providing good views, a quiet environment, and reasonable proximity to your neighbors. The proximity to Fredericksburg, Kerrville, and Comfort allows us to participate in many activities as well as enjoy the different ambience of these cities. The quick access to highways 87S and 16 are real advantages to living in BVR. Additionally, we are close enough to IH-10 to be able to get to San Antonio in less than an hour.”

“I have been visiting the hill country every year for about the past twenty years and decided that Fredericksburg is the best part of the hill country. The people who live there are friendly and proud of their heritage yet very proud of their country.

As I started to make plans for my future and where I want to spend the rest of my life after I retire, I knew that Fredericksburg is the place I want to call home. I was not sure what I was looking for but I knew that I wanted a place in the country to build a home.

I traveled back and forth for several months to look at various properties but was unable to find just what I wanted. One day my realtor took me to look at property in Bear Valley Ranch. I continued to look at other properties but went back to look at Bear Valley. Bear Valley Ranch is very quiet. It is not too far out of Fredericksburg and it is close to other towns in the hill country.

Bear Valley Ranch is where I built my home. I feel like Bear Valley Ranch is a place in the country where neighbors are not so close that it feels crowded yet they are not too far where I feel isolated.

I travel back and forth from Lubbock about twice a month to get away from work and from Lubbock. When I am at my home at Bear Valley Ranch I like to take morning walks. I have seen so much wildlife such as deer (fawns), fox and a variety of birds. I've even seen a skunk with her baby. I always discover something new during these walks.

I have recommended Bear Valley to friends whom I invite to visit. When they do visit I will take them with me on morning walks so they too can see the beauty of the hill country on a beautiful morning.

I look forward to the day that I will retire and make Bear Valley Ranch my permanent home.

“Before deciding upon moving to Fredericksburg, we looked at properties in the area. We knew we were going to build a custom home so we looked at building locations. After looking at numerous possibilities, we knew we wanted:

  • property with a view,
  • not too far from town,
  • safe and easy access to the highway,
  • not too far from neighbors,
  • well-managed roads in the development,
  • terms and conditions that would protect our investment, but that are not too restrictive,
  • agricultural tax exemption
  • underground utilities.

We have now moved into our custom home with a spectacular view as well as an infinity pool in Bear Valley Ranch. We have indeed found a location that met the requirements we had identified. I had the opportunity to explore the entire development while we were looking and found many beautiful locations that would have made great home sites. The layout of the development was carefully considered so as to create a beautiful building site on every lot. I have encouraged friends to consider moving to Fredericksburg and to our development. Living here has given me the opportunity to enjoy my environment, my view and to create a wonderful atmosphere for entertaining which we enjoy. We are in the process of becoming very knowledgeable regarding our soil, native trees and plants, and wildlife. As a gardener, I have found it possible to have a beautiful garden and beautiful landscaping while still enjoying the deer and wild turkeys that roam across our slopes. The terms and conditions are flexible: we were able to build an infinity swimming pool, a guest cottage, and a rainwater catchment system with a 22,000 gallon cistern. In the event that we would like to have ranch animals or horses, we are able to do so. We are fundamentally city people who have come to the country and we haven’t taken up farming or ranching on our 8 acres yet. The developers of Bear Valley Ranch have taken very seriously the job of maintaining a very attractive and desirable development. They continue to take an active role in managing Bear Valley Ranch. We appreciate their responsiveness and planning.”
